REIF gives investors diversified exposure to the property sector through investments in listed Australian property securities (target allocation 85 percent), unlisted direct property securities and direct property (target allocation 15 percent).

The listed property securities are generally split equally between an “active” and “index” portfolio primarily investing in securities comprising the S&P/ASX 300 Property Trust Index, which cover commercial, retail and industrial property markets in Australia, and overseas e.g. USA and New Zealand.

REIF uses debt to enhance returns, and invests the total amount according to the asset allocation shown below:
